Jacksonville is ginormous. I came from an area of like 25k people, so this was a huge change for me, but it didn’t take long to get use to it. Jacksonville has a population approaching one million, and it’s also known for being the largest city by land area in the contiguous United States. That means our city is spread out, far and wide.
You may have heard that we have a football team. We have had some drama, but next season will be better. Hopefully. Duuuuvvvalllllll!
Jacksonville is also a Navy town, with both NAS Jacksonville and Naval Station Mayport. Around here, we get to enjoy the occasional “sound of freedom” with military aircraft flying overhead. If you’re crossing the Buckman Bridge, you can even see NAS Jax along the river.

One of the things I love about Jacksonville is how there are so many different areas that are so unique, which also can make it feel overwhelming. So I’m going to break this down into different situations to help you decide which area is best.
Buying your first home in Jacksonville? One of the biggest decisions is figuring out where your budget gives you the most options. I researched single-family homes in Duval County with at least three bedrooms and two bathrooms, comparing available listings at different price points.

I asked a friend who is a spouse of a serviceman if there were rules on the distant from base you can be. Her husband said….”The commute is your pain,” BUT how far is their commute. That made me chuckle, so I guess I will show you some zip codes that the pain is a little less.
These 3 zip codes in Jacksonville seem to have more new builds than other zip codes. That doesn’t mean that the other areas don’t have any. With Jacksonville, we see more new builds on the outskirts, then in town due to more vacant land available.
Jacksonville has some beautiful historic neighborhoods, along with older homes scattered throughout Duval County. I researched property tax records for homes built before 1950 and found them in numerous ZIP codes. However, that doesn’t mean every ZIP code has a large concentration of older homes or is considered a historic neighborhood. If you’re specifically looking for historic architecture and established neighborhoods, Riverside, Avondale, Springfield, and San Marco are great places to begin your search. You can also explore the additional ZIP codes below for other areas where older homes may be found.
Townhomes are a popular choice for buyers who want less exterior maintenance without sacrificing living space. While most townhomes in Jacksonville are two-story, you can also find single-story options. Another increasingly common floor plan features the primary bedroom on the first floor, offering the convenience of main-level living while keeping additional bedrooms and living space upstairs.
Looking for a little more elbow room? Whether you’re dreaming of a big backyard, space for a garden, or simply more distance between you and your neighbors, Jacksonville has options worth exploring. I researched homes for sale on larger lots throughout Duval County and identified the five ZIP codes with the greatest number of matching listings. Don’t see your preferred ZIP code on the list? That doesn’t mean larger lots aren’t available there! These are simply the top five based on the homes available at the time of my search.

You move to Florida for the warm weather and the beaches right? Here’s some zip codes that are right at the beach or make the drive to the beach a shorter one. If you ever get lost in Jacksonville remember east to the beach! That was something told to me when I first moved here and got lost. I ended up at the beach, but needed to get back inland. Don’t judge. 😂

From waterfront parks and restaurants to entertainment, sporting events, and cultural attractions, downtown offers a different side of Jacksonville living. Looking for a more convenient commute? Notice I said convenient, not easy! If you’ve ever experienced Jacksonville during rush hour, you know there’s a difference. 😂 With Jacksonville being so spread out, access to major highways can make a big difference in your daily drive. The ZIP codes listed below offer convenient access to major routes like I-95, I-295, and I-10. Of course, these aren’t the only ZIP codes with interstate access, but they’re a good starting point if commuting is high on your priority list. Just remember, living near an interstate doesn’t necessarily mean a shorter commute. Where you’re headed and what time you’re traveling matter, too.
