Again, we are seeing higher inventory AND more sold homes, which is keeping are months inventory similar to last years. For those who are not aware what months inventory means, I’ll explain. Mathematically, your dividing the active listings by the number of homes to calculate that number. The months inventory number means that it would take 4.59 months to sell 1,318 homes, assuming no other new listings come out of the market. Of course, that’s never gonna happen, but it does give us some insight. Want to compare this market vs the market from July 2005? I know you do.
July 2005: 870 listings with 391 sold. That puts the months inventory level at 2.06! Wow, that’s something else.
The median sales price in Clay County for July 2014 was $163,000. In July 2013 it was $163,000. Whoa! That doesn’t happen often. Let’s see what it was like in July 2005. Drum roll please……..$190,791 was the median sales price in Clay County for July 2005. Little bit of a difference!

We see an increase in the inventory, but also in how many sold homes there are too, which has our month inventory neck in neck with last year’s numbers. That’s good to see more homes sold and more to choose from! The median sales price in Clay County this year in June was $174,000. In June 2013 it was $143,000. That’s a difference of 21.7%!

348 more homes available in May of this year versus last year in May. We also saw 48 more homes sold too. The median sales price in Clay County in May 2014 was $164,500. In May 2013 the median sales price in Clay County was $145,000. That’s a difference of 13.4%. That’s not a bad increase, especially over last month when we saw a negative number.

Hey you’re back! I want to also share the median homes prices with ya. April 2013 the median sales price for Clay County was $147,000. This year in April, it was $138,426. That’s a difference of -5.8%. Uh oh. The sky is falling. I’m just kidding!! Look at houses 150k and below, that price range is on fire! That’s our foundation and as you can see, our foundation is strong. I’ll be keeping my eye on the numbers as the months progress.

Alright, we are seeing more homes on the market, and we have gone back into a more balanced market. Don’t be alarmed, course correction can be good. I’ve been seeing this trend since last fall. We don’t want the craziness of 2005, so a little step back will do us some good. The median price for Clay County in March 2013 was $136,000, and in March 2014 it was $165,000. That’s a difference of 21.3%. That’s a big jump and a positive one at that!

Still seeing an increase in the inventory levels as we move on in the new year, but we also saw an increase in the number of homes sold in Clay County in February. March is the start of our busy real estate market, so it will be interesting to see how this unfolds. The median sales price for February 2013 was 141,200 , and in February 2014 it was 142,000 . That’s a difference of .6%. Still a positive, although much lower than we have previously seen.
