It is amazing to see the months inventory lower than last year, even though the inventory level is higher now, compared to last year. Selling 163 more homes makes the difference for sure. The median sales price in Jacksonville last year in September was $132,900. This year the median sales price in Jacksonville for September was $146,000. That’s a difference of 9.9%. Not bad.

Still following the same trend of higher inventory and more homes sold in Jacksonville this year, vs in the same month last year. In August 2013 the median sales price in Jacksonville was $149,00. This year in August, the median sales price in Jacksonville was $136,100. That’s a difference of -8.7%. Yes, that’s a negative folks, but before we get concerned, let’s see if that continues in September.

Let’s see what the median prices look like this July over last year in July. In July 2013, the median sales price in Jacksonville was $135,000. In July of this year it was $138,250. That’s a difference of 2.4%.

Wow! a 1000 more homes in Jacksonville in June 2014 vs June 2013, but the good thing is there were more houses sold this June. I remember last year when I did the June 2013 market report, and saw the months inventory at 3.91. I was worried, that this time next year would be a selling frenzy. It has been a good market, but not a crazy one. I’m glad for that. Slow and steady sounds good to me.
The median sales price in Jacksonville in June of this year was $144,550. For June 2013, it was $143,000. That’s a difference of 1.1%

Saw a change from last month’s numbers in Jacksonville. The inventory went up a little, but so did the number of homes sold, which brought the months inventory down to 4.41. We also sold more in May 2014, than in May of last year. The median sales price in Jacksonville for May 2014 was $138,000. In May 2013, the median sales price in Jacksonville was $140,00. That’s a difference of 1.4%. Yep, we took a very small backslide. That probably reflects the increase in the inventory level the past 6 months or so.

I’m reading reports about the market slowdown, like that’s even news! If they had been paying attention to my market reports, I’ve been showing that trend since last fall. I guess I just keep flying under their radar. 🙂 Let’s look at median homes prices. In Jacksonville for April 2013 the median sales price was $130,500. In April 2014, it was $135,200. That’s a difference of 3.6% in the positive! Should we be worried? No! We have alot of positives above. Yes, we do see an increase in inventory this April, than we saw last year, but we also sold more this year. Also, the reason I like to show the different price points below, is because you get to see what each price range is doing. You can see the under 300k group is strong. Don’t believe everything you hear or read, real estate is local. Sometimes, so local as county by county and even each neighborhood!

I am a little late getting the March real estate report up, but better late than never I always say. 🙂 Still seeing a higher inventory level vs our counterpart last year, but I like seeing more homes sold in Jacksonville this past March, than March 2013. We also see more homes sold in March 2014, than February 2014. That’s not surprising, since March is the start of our busy real estate market. The median sale price for March 2013 was $126,000. In March 2014 it was $132,757, that’s a difference of 5.4%.

I decided to start doing this market report more until the middle of the month, and I may even push it back to closer of the month next month. The reason is, because I noticed a discrepancy in the numbers. Yes, it seems the listing companies are not changing the status in the MLS to a closed sale in a timely fashion, sometimes not even until a week or more past closing. That has a huge affect when the homes close towards the end of the month, of the month I’m gathering stat information for. So, I decided to test it and my tests proved it. Very discouraging and a little embarrassing to admit that agents are dropping the ball, but I believe in transparency. No, I am not one of those agents, you should have known that. 🙂 Seriously, the rule is within 24-48 hours and I have missed that before, but only once or twice and only by a day or so. I now use a checklist, which keeps me on track, so I don’t forget stuff like that. Let’s get into the juicy stuff though, let’s talk about some numbers.
We had an increase in the number of homes on the market from January, but also saw the number of sold homes in Jacksonville go up as well. That brought our months inventory at around 5.47 months. Still a balanced market. The trend is continuing where the inventory levels are higher these past few months versus their counterpart months last year. Interesting to see how that pans out as spring is right around the corner. We should see activity increase as March is the start of the busy real estate season.
Almost forgot, the median sales price in Jacksonville for February 2013 was 117,500 and in February 2014 it was 114,225. That’s a difference of -2.8%. I’ll be watching that closely in the next couple of months.
