Jacksonville Florida Real Estate Market Report

Sold: 861                     Sold: 743

Months Inventory: 4.96      Months Inventory: 5.3

Average Price: 502,151      Average Price: 603,920

I don’t mind seeing the inventory levels go up some, especially when I also see that the homes sold in Jacksonville, also increased as well for the month of October. A tiny improvement on the months inventory over last year in October. To put it into perspective, in October 2011, the months inventory was 9.8 months. That’s almost double what it currently is. The median sales price for October 2013 is $134,700. In October 2012, it was $117,00. That’s a 15.1% increase. That doesn’t mean that all values across the board have risen by 15% though. Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount.

Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).

Sold Short Sales– How many homes sold, that were short sales
