Should The Listing Agent Handle All Showings Calls For their Fleming Island Florida Listings?

I recently read a post about an agent, who makes his own showing appointments for his listings, instead of his office. He felt that was better, because he could offer more information to the agent making the showing appointment, promoting his listing more. While I believe the listing agent is the most knowledgeable about his/her own listing, when I’m the showing agent, trying to make 5, maybe 10 showing appointments, I don’t want to hear more info! Can you imagine having to hear a 5 minute spiel on 10 houses you’re trying to Mr Bean after 50 mins of listing agent spielmake a showing appointment for? I just see glassy eyes, bunny rabbits jumping around and drool. Yeah, that’s me when my ADD kicks in and 50 minutes of hearing agents trying to talk up their listing. Okay I should tell you, I don’t really drool. Really, I don’t.

I know some of you may say, isn’t more info good for the buyer? While I agree with that statement, shouldn’t all the important stuff be in the MLS already? Our MLS has a supplement section, where you can add tons of info.

The other issue of the listing agent handling all showing appointments, is what if the listing agent can’t get to the phone for awhile? What if they are in an area with no cell phone signals? What if they are at their kid’s school function and can’t make the appointment until hours later?

There’s a better a better way to handle showing appointments for your Jacksonville Florida Home:

First, I put so much info in the MLS that the other agents shouldn’t have to find out more. Of course, there may be specific info to the buyer that is unique to their situation.

Second, I utilize a showing desk solution, a call center type scenario. When agents call in to make their showing appointments, it isn’t based on the agent’s ability to answer or the office hours. The call center can make the appointments even when our office is closed. They have your particular showing instructions and will notify you based on those instructions. We are talking at 6, 7 and even 8 at night!

That means for you, trying to sell your Jacksonville Florida home, that you will have the best opportunity to have as many showings on your home.
