This Real Estate Market Report is for single family homes in St Johns, Ponte Vedra, Julington Creek, St Augustine, Fruit Cove, Rivertown and Nocatee.
We saw a decrease in the median sales price in St Johns County for the last month in 2024. Yet, the inventory level, days on the market and list to sales price are neck to neck when comparing to December 2023 and 2024. Lots of new construction happening in St Johns County, with Rivertown and Nocatee neighborhoods leading the pack. Recently the widening of Longleaf Parkway was complete, which makes it super convenient to get from 16 to 9B very quickly. I’ll have to say Duval Asphalt did a great job, it’s like driving on butter. I know, I know weird.
