Hey you’re back! I want to also share the median homes prices with ya. April 2013 the median sales price for Clay County was $147,000. This year in April, it was $138,426. That’s a difference of -5.8%. Uh oh. The sky is falling. I’m just kidding!! Look at houses 150k and below, that price range is on fire! That’s our foundation and as you can see, our foundation is strong. I’ll be keeping my eye on the numbers as the months progress.

Nothing like the clean slate of a new year! Just like we saw with the market report for Jacksonville last month, Clay County is also seeing an increase in inventory and being pushed  back into a more balanced market. Some of the causes could be the uncertainty surrounding the roll out of the new healthcare plan. It is normal to see a slow down during the winter months as well. We have really seen some cold weather, so maybe the buyers have stayed indoors instead of braving the past harsh winter.  Don’t laugh, it has been harsh for us Floridians. 🙂 The median sales price in Clay County for the month of January 2014 was $155,000. Taking a look back a year ago in January the median sales price in Clay County was $141,250. That’s a difference of 9.7 %.

So, even with the months inventory increasing, it’s good to see the home prices for Clay County slowly rising up.

Ok, we have taken a step back this month and sliding back into a balanced market, but I personally don’t think it’s anything to be concerned about. This time of year is our normal slow time, although we still have seen improvements in the fall when we compare past years. I think it’s also because of the uncertainty of the health care situation and people not wanting to make any drastic moves due to the news reports that insurance is going up. It’s so hard to know what to believe now a days.  The median sales price in Clay County for November 2012 was $132,000 and in November 2013 it was $160,000.  That’s a difference of 21.2%.

Interesting change this year. Looks like we have taken a step back in the months inventory level this October versus last year. An increase in the number of houses available in Clay County has caused us to move more towards a balanced market. I don’t think it’s a big deal, because the amount of homes sold in October in Clay County was only 1 shy of last year’s number. Houses are selling, just have a little more homes in Clay County to choose from. Let’s take a look at the median sales price. Last year the median sales price in Clay County for October 2012 was $134,450, this year it’s $165,000. That’s a 22.7% increase. For those who don’t know what median sales price is, I’ll explain using the example in October. Since the median sales price was 165k, then that means that half the homes sold were below 165k and the other half of  the homes sold were above 165k. It’s a good sign to see an increase. Each neighborhood and each house is different, so if you want to see what your neighborhood is doing, then let me know. Very similar numbers as last year in September.  We also see less homes sold in Clay County this month versus last month in August. With the increase in homes available, we see that we have moved closer to a more balanced market. Not to stress, this time of year marks the beginning of our slower months. I’m thinking with the government shutdown in play right now though, we may see this trend continue, as people may be a little cautious especially folks who are directly affected.  The median price for August 2012 was $144,950 and in August 2103 the median sales price was $165,000, that’s a 13.8% difference. Now that’s news to be happy about.
