Under 1000 listings were available in January. Can you believe it? A 3 month difference in the months inventory over last year. Last month in December we saw a little higher inventory, but also more homes sold. I’m not surprised, that seems to be the trend. More homes sell in December then in January. December is when most people take a break from house hunting until after the holidays are over. November house hunters in Clay County are trying to get their house closed in time to enjoy the holidays. February should get us back to dipping into the seller’s market.

A balanced market is one with 6 months inventory, and with 4.22 months of inventory, it’s safe to say hello seller’s market! Look at the 0-150k price range. 3.35 months of inventory and the average price jumped by around 7k. Not bad. I mention the bottom price range a bunch, because that’s our foundation to the real estate market. A strong foundation is important in just about everything in life. Real estate is no different. Now that we are seeing positive numbers in the foundation price range, it will be awesome when we see less short sales and more move up sellers, instead of more sellers selling and turning into renters.

Is it a good time to buy? You tell me buyers! Do you have a down payment? Do you have money for closing costs? Do you have a savings to deal with those rainy day projects that come along with homeownership? Are you living paycheck to paycheck? Only you can answer the question, is it the right time to buy, not us real estate agents. Don’t let the market tell you whether you’re ready or not.

Lower inventory, more homes sold this month over last year, what more can you ask for? I know, for homeowners, they would like to see prices increase. For most price ranges below, we did see an increase in the average sales price. It has been a slow recovery, but we are continuing to see signs of the housing market in Clay County recovering.

Overall, the real estate market in Clay County is stable, but check out 150k and below, dipping into a seller’s market. Multiple offers in that price range is making a comeback.

I have to be honest, nothing earth shattering with the numbers for Clay County this month.We are continuing to see a decrease in the months inventory this month versus Sept 2011. Not a big change from August of this year either, but would rather see small positive changes than no changes or negative changes.

Not alot of changes for the Clay County Real Estate Market from this month vs August 2011. Inventory level is down but more homes were sold in Clay County last year in August than this year. July 2012 proved to be a little better than this month. Months inventory increased slightly going back into a more balanced market. Still good numbers and I won’t complain, love to see the positive trends.

So far the trend seems to be an improvement over last year’s market stats and then the months inventory inching up slightly from June 2012 for Clay County and Jacksonville. Everyone is enjoying their summer and taking a little time off house hunting. Still good to see improvements from last year.

Nothing earth shattering in May for Clay County. A slight reduction in the inventory over April of this year. No sales in the price range of 650k and up, which brought our average sale price down from last month as well. Clay is not showing the inventory reduction like Jacksonville and St Johns County is.

Seems that Clay County is in a yo-yo pattern when it comes to the months inventory. While Jacksonville is seeing a more rapid decrease in inventory, Clay County is a little more slow and steady. Which isn’t a bad thing, Clay didn’t suffer the damage of the real estate burst like Jacksonville. No denying, we still suffered. Want to know what the inventory levels were like in 2005? I know, you were just asking yourself that. 🙂 In April 2005, there were 838 homes available for sale. 320 homes sold, which made our monthly inventory at 2.62 months. Which means at that time, it would take a little less than 3 months to sell 838 homes. No, don’t wish we were back there now, we now know what happened next!
