Jacksonville Fl Real Estate Market Report October 2021

You know you're a real estate agent...when you walk through a haunted house and start assessing its fair market value.

I’m seeing inventory levels SLOWLY going up, but in small increments. Homes are still selling quickly and with multiple offers. We are entering into the holidays, which does see a little slow down. So, we can’t yell from the rooftops just yet, but I kinda see November and December  inventory levels drop down, as sellers are not waning to move too close to the the holidays.

Jacksonville Fl Real Estate Market Report October 2021

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 283,500 and the other half were less than 283,500.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 1.45 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.

All about Southwood & Bridgeview@Watermill in Jacksonville

Southwood & Bridgeview are two neighborhoods, that are connected to each other, and part of the Watermill master community. The first homes was built in 2001 and the last was 2015.  It is part of the Argyle area of Jacksonville, right off of Blanding Blvd, close to 295. There is an HOA, which is managed by Leland Management. Their number is 904-483-3092. Click Watermill Master HOA for their website. The fees are $125 a quarter, which are very affordable for a community with amenities to enjoy. Check out pics of the amenity center at Watermill.

At one time, Argyle Forest Blvd was only two lanes. Traffic was brutal at 5pm. Argyle Forest Blvd actually ended before the Watermill master community. There’s more traffic now, due to all the new neighborhoods, but the 4 lanes make a huge difference. There is two ways to get to I295, well 3 actually. You can take Argyle Forest Blvd to Blanding, then north to hit 295, or take Youngerman Circle to Blanding, then go north. You can also hit Rampart to Collins, then go East and the ramps to 295 are just past the Walmart super center. Many military folks make Argyle their home due to the proximity to NAS Jax. Only 6 miles away. 17 miles away from downtown Jax.

Southwood & Bridgeview consists of @450 single family homes, with sizes starting around 1,500sq ft and up 3,400,square feet. They started in 2001 and finished in 2015.  Check out the video below that shows the neighborhoods, plus some pics of the amenity center.

 

Shopping in Argyle Forest

You don’t have to travel far. You have a couple directions you can go. If you go towards Blanding, then go south into Orange Park. The Orange Park Mall is right there. You have two Home Depots to choose from. Two!!!!! How sweet is that? One across from the Orange Park Mall and one in Argyle/Oakleaf area, going away from Blanding. Next to Home Depot on Wells road is a store called At Home. Everything home, you can spend a good hour in there. Head north on Blanding and go under 295, you will find a Best Buy, Burlington Coat factory, Office Depot and alot more. Back to Argyle Forest Blvd and go west. Oakleaf Town Center has Kohls, Five Below, which has cool tshirts for $5 or less!!!! Nice quality. There’s a Target with a Starbucks inside, Home Depot, TJ Max and a Ross, Pinch A Penny and the list just keeps growing! Across from Oakleaf Town Center is Publix, where shopping is a pleasure. If you go back towards Blanding, but not out of Argyle, you will see another shopping center, where we have Winn Dixie and a few more places to eat.

 

Where to eat in Argyle Forest

I’m kinda a foodie and like to try different things, but then I also have my favorites too. There isn’t alot of choices that are mom and pop places, but there are alot of choices overall. Oakleaf Town Center has La Nopalera, which is very tasty Mexican food. There’s Chipolte, Mcd’s, Chick-Fil-A, your normal fast food places. Across the street is Gators Dockside, Firehouse Subs, Starbucks, First Watch and many more. I know I’m forgetting a bunch, but just go check them out for yourself.

Spencers Landing @Chimney Lakes began in the mid 80s.  It is part of the Argyle area of Jacksonville,  right off of Blanding Blvd, close to 295. There is an HOA, which is managed by Property  Management Systems Inc . Their number is 904-225-9070. Click Chimney Lakes HOA for their website. The fees are $110 a quarter, which are very affordable for a community with amenities to enjoy. Check out pics of the amenity center at Chimney Lakes.

Lake View consists of single family homes, as for most of Watermill, except for the townhouses at Cornerstone.  They are managed by PMSI. Their number is (904) 225-9070.  Click Cornerstone Townhomes for their website. The residents there get to enjoy the amenity center, along with maintenance free living.

There are over 400 single family homes in Lake View, with sizes starting around 1,248 sq ft and up  3,100 square feet. They stared in 2003 and finished in 2007.  Check out the video below that shows a part of the neighborhood, so you can see how nice the neighborhood is and awesome the amenity center is.

Inventory levels went up by around 85 homes in Jacksonville for September. That’s not a big number, but not a surprise to be small. There were also 158 LESS homes sold last month, so between those two factors, caused the month’s inventory level to rise to 1.56 months. Still, it’s a hot seller’s market.

Argyle Forest East Village is the original part of Argyle, which has turned into a large community, right off of Blanding Blvd, close to 295. There is no HOA in AFEV, except in Heather Ridge & Long Meadow, which are their own little communities within Argyle Forest East Village.This is not a master community where all the neighborhoods have the same HOA and amenities.

At one time, Argyle Forest Blvd was only two lanes. Traffic was brutal at 5pm. There’s more traffic now, due to all the new neighborhoods, but the 4 lanes make a huge difference. There is two ways to get to I295, well 3 actually. You can take Argyle Forest Blvd to Blanding, then north to hit 295, or take Youngerman Circle to Blanding, then go north. You can also hit Rampart to Collins, then go East and the ramps to 295 are just past the Walmart super center. Many military folks make Argyle their home due to the proximity to NAS Jax. Only 6 miles away. 17 miles away from downtown Jax.

For the most part, AFEV consists of single family homes, except for Heather Ridge (Prestwick Circle), which is a small circle of townhomes, that does have a HOA. The Cam Team manages the HOA, their number is 904-278-2338. Long Meadow is closer to Youngerman Circle and are considered town homes as well. Their HOA is managed by Kingdom Management at 904-646-2626. Long Meadow community does have a community pool.

There about 700 single family homes in the AFEV area, with sizes starting around 893 sq ft and up almost 2,700 square feet. A few were built in the late 70s, but most were built in the 80s, up to 1991. Check out the video below that shows a part of the neighborhood, so you can see how nice they are and without an HOA to boot. This video covers the part to the right, if you’re coming from Blanding.

Soooooo, the inventory level in Jacksonville for August went back down. I know buyers, you were hoping for more homes to choose from and a market crash. Not yet. 🤣 Median sales price was up by a little over 40k from last year. I write that like it’s a drop in the hat. It’s a big chunk!

O.M.G!!!!!!!! The inventory levels went up from June!!!! Here check it yourself: June real estate market update for Jacksonville Florida

Are you back yet? There was 129 more homes on the market in Jacksonville in July, compared to June. Plus, that made the months inventory level to go from 1.13 months, up to 1.41, which in the grand scheme of things is still a super strong seller’s market, but still. We have been seeing the inventory levels continue to decrease for many months. Also to note, the past few months we have seen the sales price to original list price go above 100, but July, we saw it come back down. That means there were homes that sold for a tiny bit under list price. Less homes sold in July, versus June. You can thank me for that. I bought a house last month, so of course that will change the market. Kinda like when I wash my car and then it rains when I barely leave the car wash. 🤣🤣🤣 You might be wondering if these numbers apply to your home, but each neighborhood is different, so if you’re thinking of selling and want to know more click:
