We are still experiencing a seller’s market in St Johns County for September. Just think, September 2012, we were experiencing a weaker buyer’s market, moving towards a more balanced one. Amazing the difference a year can make. We saw a decrease in the number of homes available in St Johns, along with a decrease in the number of homes sold in St Johns County over last month in August. That seems to be the trend for Northeast Florida in September, as we are heading into our slower season. The median price for September 2012 was $252,491 and September 2013 the median sales price was $277,900, which is a 10.1% difference.  Months Inventory: 5.58             Months Inventory: 6.17

Average Price: 566,611              Average Price: 402,546

Very similar numbers as last year in September.  We also see less homes sold in Clay County this month versus last month in August. With the increase in homes available, we see that we have moved closer to a more balanced market. Not to stress, this time of year marks the beginning of our slower months. I’m thinking with the government shutdown in play right now though, we may see this trend continue, as people may be a little cautious especially folks who are directly affected.  The median price for August 2012 was $144,950 and in August 2103 the median sales price was $165,000, that’s a 13.8% difference. Now that’s news to be happy about.

Months Inventory: 5.07         Months Inventory: 6.25

Average Price: 473,450         Average Price: 520,748

Even though we have seen an increase in inventory compared to last year, we are still at a lower months inventory. Our inventory level went up and the homes sold in Jacksonville went down compared to last month in August. I expect to see a similar trend for October as well, due to getting closer to the major holidays, and with our current situation with our government’s inability to do their job. I think many people will be a little more cautious to see how long the shutdown will continue, plus the fact that real estate has been slightly affected by the shutdown. Lenders require form 4506T (tax transcripts) from the IRS to verify income , but some are waiving that requirement right now.  USDA loans are also an issue. If a clear to close has been issued as of September 30, then those loans can still close. The longer the shutdown, the more issues will present themselves.

On a brighter note, cos I don’t want to end this on sour grapes, the median sales price in September 2012 was $115,000, in September 2013 it was $134,000, that’s a 16.5% increase! Love to end on a positive note! 🙂
