Our median sales price in Clay County did go down this month compared to December 2021. A local news station has written it up as a start of a cool down for Northeast Florida. It’s not the first month though…..December was also down from November. In 2020, we didn’t see December come down, we saw an increase, so it will be interesting to see what happens in the next few months.

We still need more inventory, and while many say a crash is coming, we are still seeing such low inventory levels, that even an increase of 500 a month would still have us in a seller’s market.

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 310,000 and the other half were less than 310,000.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 1.45 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.

Nothing spectacular to report. Inventory levels were a little lower this month, but only by 3 houses. Nothing to write home about. Less homes did sell though, by 44 homes in Clay County. Median sales price went up slightly.
