Do you notice a trend? The months inventory go up one month, down the next. The inventory is down from August 2011, along with the total homes sold. The average price is up from last month, and over all much better real estate market for St Johns County Florida than last year in September.

To celebrate the new school year, the real estate market in St Johns County Florida shows improvement over last year in every above category, and the months inventory comes down from July 2011. The average price dropped some from last month, but again that reflects the 800k and up price point.

Looks like we took a few steps back in the months inventory, from June 2011, but still an improvement over last year. I have added the total average price to give you an idea of what the prices are doing. As you can see, the average price of homes sold in St Johns County is up over last year. That’s great news, however the better indicator is to look at the different price ranges below and compare them. The luxury market in St Johns County is going to perform different than the smaller price points.

The real estate market in St Johns County for the month of June is showing signs of almost being a balanced market. Typically, a balanced market is when the inventory level is around 6 months. You’ll notice in the 300k- 650k  price range, the months inventory is under 6 months. Less inventory and more homes sold in June than in May 2011, all good news for St Johns County!

This month we see that the market took a slight step back vs the St Johns County Real Estate market in March 2011 and April 2010. We saw the total number of foreclosures and shorts sales in St Johns County, inch down to 30.38% from last month. It seems that St Johns County, has not been hit by the foreclosure and short sale issues like we have been seeing in Jacksonville.

March typically is the start of our busy real estate months, and it’s great to see that March 2011 hasn’t let us down! Not only do we see an improvement over last year, but we see our months inventory down by almost 3 months from Febraury 2011! We also see an increase in the average price sold in almost all price ranges but two. Foreclosures and shorts sales in St Johns County Florida made up 37.39% of the total homes sold in March 2011.

We find small Improvements  in February. The months inventory has slightly decreased from January 2011 and we see a bigger improvement over February 2010. The sold foreclosures and short sales in St Johns County was at 84 homes sold, which made up almost half of the total homes sold at 49.12%.  Last year in February we saw 26 sold foreclosures and short sales, which made up only 18.71%.
