One of these homes is a normal seller owned home, one Fannie Mae foreclosure and one is a short sale. I don’t expect the short sale to close quickly and although most foreclosures can close in 30-45 days, but I’ve been working on a Fannie Mae with a buyer and it went under contract in May. Still not closed. FM, has been terrible to work with.

Why Do People Live Here?

Some people enjoy how Lake Asbury area is a little farther out compared to Fleming Island, I’m one of them. It’s really not so far away from other areas, so you won’t have to drive long distances to get to shopping centers, restaurants, schools and more. It has a small cozy kind of feel to it. Many military folks live in this area. It’s an easy jump to get to Highway 17 to go north to get to NAS JAX. It does not take long to get to St Augustine, maybe about 35-40 mins to get to downtown by taking the scenic route through the back roads of Clay County and St Johns County. See the map below.

023What’s the Neighborhood Like?

Asbury Downs is another one of the older neighborhoods in the Lake Asbury area. The names of the roads in Asbury Downs are named after race horses.  When I researched them, it seems they were from around 1919 to up to around the 1970s. The first single family home in Asbury Downs was built in 1995, the last of the 197 homes was built in 2004.  Homes in Asbury Downs start around 1200 square feet and go up to almost 2100 square feet. In front of the neighborhood,  a beautiful large pond, greets you when you’re coming home. When I was there taking some pictures, the local family of ducks, strolled up to me to see what I was doing.

There is a home owner’s association. Currently the dues are $198 per year. The company managing the HOA is PCM. They can be reached at 904-298-2321. Always confirm with them what the HOA dues are, as they can change.

What’s Going on Nearby Asbury Downs in Lake Asbury?

There’s a lot to do, that’s not far from Lake Asbury. If you want to go catch a movie, you can head over to Fleming Island and visit the Carmike 12 theater.  If you haven’t filled up on popcorn and nachos, there are plenty of restaurants to choose from. La Nopalara, is a popular one, Chilli’s, Steak and Shake, Pita Pit, Bono’s BBQ and that’s just a small sampling of what’s available. If you love to take your boat or jet skis out, then you have about Boat Ramps in Clay County to choose from. Between those 4 boat ramps, you will enjoy views from Black Creek, Doctors Lake and the St Johns River. Right across the street form Russell Oaks is the Ronnie Van Zant Park.  There you can enjoy fishing, trail riding/walking, basketball, volleyball, tennis, birthday parties and a huge jungle gym.

What School’s Will The Kids Attend?021

If you buy a home in Asbury Downs, the schools that your kids will attend, if they are going to public schools are, Shadowlawn Elementary, Lake Asbury Jr High and Clay High School. Always check the Clay County School Board transportation for any zoning changes that may affect your situation.

A couple of weeks ago, the photo of the week was of a sunset over the St Johns River. This week it’s a sunrise over some houses in my neighborhood right behind me. This is not a recent picture, but I still remember taking it. It’s a pretty awesome shot, but the real thing was even better. It makes me realize that I don’t stop much to smell the roses, or look at sunsets and sunrises. Life gets busy, things have to be handled. We really should make the time to watch the sun rise or to stop and smell the roses.

Urgent dogs at Clay County Animal Shelter in Green Cove Springs

BERNIE MACBernie Mac is in the house, well actually the shelter. He’s looking for a forever home tho. He is a sweet dog, but he’s getting very depressed and needs someone to step up and love him forever. Look at his face, how can you resist him?

MCFLYHere is another dog who is very depressed. He was adopted from ACPS, then dumped at Clay. He’s good with other dogs. Help Mcfly get back to his future of a loving forever home.

KITTY ORIENTATIONLet’s change gears and focus our attention on all the awesome kitties at the shelter. The shelter is pretty full of them and it’s urgent that there cats get adopted or rescued. If you’re a cat person and want to help out with the kitties at the shelter, they are having a kitty volunteer orientation this Saturday at 10:30.

Sometimes, you can’t adopt or foster, but you want to help. First thing, go to Friends of Clay County Animals and like their page. Share their page with your facebook friends. There are alot of people who are not even aware there is an animal shelter on 16 in Green Cove Springs. The 2nd thing you can do is to share the picture of the dogs and cats available. You never know, one of your friends may be looking to add to their family. If you know anyone who is missing their dog, direct them to the shelter, maybe their lost baby is there.

The Clay County Animal Care & Control shelter hours are Tuesday-Friday 10-4 and Saturday 10-3. The address is 3984 SR 16 West Green Cove Springs. The number is 904-529-4733. There is also the Fleming Island off site adoption center which is open Saturday 12-4 and Sunday 12-4. 1809-1 Town Center Blvd. Fleming Island, Fl. Located behind the Sonic.

I know what you’re thinking. Pam Graham, why are you showing a picture of a road? Surely there are plenty of beautiful Florida scenery you can take a picture of! Well, for those of us who live in the Lake Asbury area of Green Cove Springs, this here road, is a beautiful sight! Construction here is almost done. They still need to pave more, closer to the Black Creek bridge and get the lights working at CR 218 and Henley Rd. Won’t be long before we don’t see any more orange on Henley. Well, at least up to the Black Creek bridge.

In a year’s time, the real estate market in Clay County has went from a balanced market, to a seller’s market. Again, we seem to be following the trend of an increase with the amount of homes on the market and a decrease in the amount of homes sold in Clay County. The median sales price in Clay County last year in July was $136,000 and this year it’s $165,000. That’s a difference of 21.3%.
