Last year at this time, we were experiencing a more balanced real estate market in St Johns County, while this year we are seeing our real estate market turn into a seller’s market. Not much differences between last month in June, to this month in July. The median sales price in St Johns County for July 2012, was $255,000 and the median sales price for July 2013 is $273,200. That’s a difference of 7.1%.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).

Sold Short Sales– How many homes sold, that were short sales

Urgent dogs in danger at Clay County Animal Shelter

These three dogs are in danger of being put down if they are not adopted or fostered soon. If you live in Clay County, you can foster one of these dogs and save a life.

HavelUPDATE: Havel was adopted!!!! WOOHOO!!! This is Havel. I have not been lucky enough to hang out with him, so I can’t tell you much. These kennel pictures never do the dog justice. For more information on this handsome guy, visit Pet Finders.

SachmoeSachmoe is another dog that I haven’t been lucky enough to make his acquaintance, but I have heard he is a sweet heart. It’s hard to resist his face in those pictures above. You can find out more information about Sachmoe here.

cartmanUPDATE: Cartman has left the building!!! I am gonna miss the big guy, but I am so happy he found his forever home. Cartman is one who I have had a few opportunities to hang out with. He LOVES the water. He gives pretty awesome sloppy kisses. He is very affectionate. You really need to go check him out.

Months Inventory: 4.02            Months Inventory: 6.39

Average Price: 498,764          Average Price: 448,911

We did see an increase of inventory and a decrease of sold homes in Jacksonville this month, compared to June 2013.  In the height of summer, it makes sense as people are busy taking vacations this time of year. Sellers are trying to get their houses on the market to be able to entice buyers wanting to be in a new home before school starts. The median sales price in Jacksonville for July 2013 is $138,000 and in July 2012 the median sales price was $114,950, that’s an increase of 20.1%.

I love this picture, because of the many different shades of blue, which by the way is my favorite color. This pier is the Jacksonville Beach Pier and as you can see it was a busy day for fishing in the ocean. You don’t always see the waters that blue there, but that day, they were pretty sweet. It was a fun day to be hanging out at the beach and a good way to beat the heat.
