Country Walk is a subdivision that is part of the beautiful community of Eagle Harbor that’s in Fleming Island Florida. Eagle Harbor is a master planned community with a variety of smaller neighborhoods within. You will enjoy award winning amenities that will keep you busy without having to go far.

Speaking of amenities, you will enjoy 3 community pools, one with a slide! Tennis courts and Pickleball!! There’s activities like a book club and they even have their own app, so you can keep track of special events.

There is a homeowner’s association in Eagle Harbor and The Crossings at Fleming Island at Community Development District. The HOA fees are $60 a year and the CDD fee for Country Walk @Eagle Harbor is $675 per year.

Located in the zip code 32003 and in the county of Clay. Many military folks call Fleming Island home due to the proximity to NAS Jax. Just jump on Highway 17 North and you are only about 11 miles away! Before you get to NAS Jax, you will see I295. Head over the Buckman and you will be going east past the St Johns River. Country Walk is about 40-45 minutes from Jacksonville Beach, 35 minutes from downtown Jax, and Historic St Augustine is about an hour away. Things To Do

If you’re wanting to stay on the island of Fleming Island, you have some fun options. There are two golf courses, Eagle Harbor Golf Club and Fleming Island Golf Club. There are two public boat ramps to launch a boat or kayak. One is at the end of Lakeshore and the other on is at Black Creek Marina right by the bridge on Highway 17 going into Green Cove Springs. You can also launch a kayak at Doctors Lake Park off of N Lakeshore/White Owl. There are the various playgrounds in Fleming Island. Eagle Harbor Park, Moccasin Slough, Island Forest Park, Oak Creek Park, and Thunderbolt Park. Can’t forget United Soccer Alliance and Fleming Island Gymnastics.

Shopping

Fleming Island offers lots of shopping experiences without having to go far. You have your grocery stores like, Winn Dixie, Target, Walmart, Publix, Fresh Market, plus Grassroots Natural Market. Home Depot and Pat’s Nursery.

Bradley Creek is a newer neighborhood off of Russell Road in the Lake Asbury area of Green Cove Springs Florida. Located in Clay County, this neighborhood is located where you have multiple ways to get to shopping, interstates and highways. Super close to Fleming Island, Orange Park and Middleburg. Jacksonville is just a little north, with NAS Jax about 19 miles away. This is a great location for military folks commuting to NAS Jax. You can scroll to the end to see the map and get a visual of the location.

The are no CDD fees, but there is a HOA with fees around $141 a quarter. There is a playground, multi purpose field and trails to get out and about. There’s about a total of 100 home sites with the builder still building, so you can start from scratch or buy one that is ready to go. 12 floor plans with sizes ranging from 1,590 square feet to a little over 4,000 square feet. 2 and 3 car garages, 3 up to 5-6 bedrooms for the bigger floor plans.

In the same plaza, but closer to Henley is Asbury Arts Center and Ascensions St Vincents.

There’s two gas stations, Along with Dollar General & Dalton’s Sports Grills. Just a little farther down Henley is multiple office buildings and a day care.

St Johns County Real Estate Market Update

This report is for single family homes in St Johns, Orangedale, Switzerland, Fruit Cove, Julington Creek, Ponte Vedra, St Augustine, and Nocatee.

Median sales price for St Johns County is down almost by 3%. Inventory level is a little higher this month than last year, but we are still seeing a good market that is leaning towards a more balanced market, but still favoring sellers. Interest rates have dropped with FHA dipping down into the low 6s, as of December 23rd. What does that mean? Well, with the rumors of the rates dropping in 2024, buyer may not want to wait to start their search if that’s your goal for 2024.

Clay County Fl Real Estate Market

The median sales price for Clay County in November was in the negative compared to November of last year. The inventory levels dropped, which is normal for this time of year due to the holidays. Less homes on the market and less buyers. I’m writing this right before Christmas, so I want to point out the interest rates have dropped and there’s talk of seeing them to continue to drop next year. Right now the 30 year fixed rate is around 6.68%, and FHA is 6.12%. If we see them to continue to drop, we will see buyers jump back into the market.

Jacksonville Real Estate Market Update November 2023

I bet you couldn’t wait to come here and see if the market is crashing finally. I can’t tell you it is. The median sales price for Jacksonville Florida in November is up compared to last year. We have less homes on the market, which isn’t unusual for this time of year. Holidays are the culprit, for the most part. I’m writing this mid December to give the agents time to get the listings updated in the MLS, so when I talk about interest rates it’s about them as of December 20th. A 30 year fixed is at 6.64%, while FHA is at 6.11%. Buyers are watching these rates and we will see a huge demand as they come down more. Between the rates coming down and the housing market in Jacksonville not coming down, you may not want to wait to buy a house. Of course, it all depends on your situation.

Anabelle Island in the Lake Asbury area of Green Cove Springs

Anabelle Island is newer community in the Lake Asbury area of Green Cove Springs. The zip code is 32043 and located in the County of Clay. Homes start in the high 200s and go up depending on size and features. Normally I don’t give prices since they can change, which they will change here too, but I will be updating the neighborhood tour video and this blog post in about 6 months to show the changes. Make sure you scroll down to find the driving tour.

Floor plans start close to 1,300 square feet and goes up to a little over 2,700 square feet. 3,4 and one floor plan can be a 5 bedroom. 1 and two story homes to choose from. They are building the Pool and Cabana now, which you can see if you enter the neighborhood from 209. There’s also an entrance off of Sandridge.

Lake Asbury was a small cozy area tucked away from the hustle and bustle, but has become much larger as the land has been sold to developers and neighborhoods have been built or about to build. Right now when you drive through Lake Asbury area it looks like a construction zone. The First Coast Express Way is being built, with two over passes. One on Henley and one on Sandridge. This will eventually connect to the express way that ended at Blanding in Middleburg and will also go towards St Johns County. There will be an on and off ramp at Henley, which will make it convenient to jump on. The not so great part is, It is a toll road. I know it sucks to pay, but the good thing is there is less traffic on the current part completed. People don’t want to have to pay, so that will help keep traffic down, unless of course the amount of time to get to St John’s County is reduced tremendously, then people may be will to pay for convenience, I know I will.

If you’re looking for a neighborhood with big lots, mature trees and large homes, The Preserve @Eagle Harbor could be the one for you. Eagle Harbor is a master planned community in the Fleming Island area of Clay County Florida. The Preserve is one of many smaller neighborhoods within Eagle Harbor. There’s around 57 homes in The Preserve, with lot sizes usually around half an acre, but there are even bigger lots, including an acre and one over 2 and half acres!

With bigger lot sizes, we see bigger homes, ranging 2,700 square feet to a little over 6,000 square feet. Being part of Eagle Harbor, you can expect to enjoy beautiful amenities. The Preserve has its own pocket playground, but there is 3 pools, tennis, pickleball and park and dock for Eagle Harbor residents. There is a home owners association for Eagle Harbor and a Community Development District called the Crossings at Fleming Island CDD.

The zip code is 32003 and located in the County of Clay County. Just south of Jacksonville, with a short commute to NAS Jax, which is why many military folks call Fleming Island home.

You may rarely need to leave the Island of Fleming with as much shopping that is there. We have the bigger retail stores like Target, Walmart, Publix and Winn Dixie. Home Depot to work on your home improvement projects. You’ll never go hungry either. The Loop, Chillis, Tijuana Flats, Mellow Mushroom Pizza, Maple Street Biscuit, La Nap and so much more.

Fun Things To Do

Within Fleming Island you have two golf courses to enjoy. 2 public boat ramps are nearby. For you kayakers and paddleboaters, you have the 2 public boat ramps to launch at, and the Doctors Lake Park off of N Lakeshore and White Owl Rd to launch, With the last one there isn’t a boat ramp for the bigger boats.

Public parks in Fleming Island are Moccasin Slough Park, which features a playground and trails that are paved to walk on. Since they are paved, you can easily use a wheel chair to enjoy the outdoors there. Thunderbolt Park is right next to the Library where you will find a playground and easy access to the Black Creek Trail that runs up and down Highway 17.

This tends to be normal as the higher price range and going into the holidays. Once we get past Christmas and the New Year, we should see a gradual increase in sales heading into spring. Clay County Real Estate Market Report

Can you believe how fast this year has went? I know as you get older things just go faster. At least time does. 🙂 As usual, this report covers the towns of Orange Park, Middleburg, Green Cove Springs and Fleming Island, and only single family homes.

This is the 2nd month in a row of median prices seeing a positive over last year in the same month. Okay, it’s only by around $1,400, which is mere beans, but still it’s a positive. 🙂 Inventory levels have also came down from last month and last year for that matter. Makes sense as we head into the holiday season, less people actually want to sell as we get closer to Thanksgiving and Christmas.
