Why Do People Live Here?
I think it comes back to location and lifestyle. Close to Jacksonville, without being in a big city. NAS JAX is right up the road on Highway 17 north. So we see alot of military folks in Fleming Island. Pretty convenient to I295, which will take you all around Jacksonville and get you closer to the beaches. If you enjoy St Augustine, you can either jump on I295, to get to I95 or take the scenic view by going south on Highway 17, to Highway 16 east and follow the signs.

What’s the Neighborhood Like?
Brookstone is located off of County Road 220, not far from Lakeshore dr West. (see map below). Although a part of Eagle Harbor, Brookstone has its own entrance, not connected to the main community. There are 141 single family homes. The first home built was in 1998 and the last one built was around 2003. Square footage starts around 1400 and goes up to around 2600 square feet. 
Brookstone residents get to enjoy the 3 pools in Eagle Harbor, which makes the hot summers of Florida fun and relaxing. Pleanty of pocket playgrounds throughout Eagle Harbor and plenty of sidewalks to get out and get some fresh air and exercise.
The association fee is around $50 per year. The CDD fees are around $1,289.36 per year. The CDD bond is set to be paid off May 1st, 2016. That’s not too far off! After that, the maintenance fees should be around $523 per year. What’s Going on Nearby Brookstone in Eagle Harbor?
There’s two golf courses , one in Eagle Harbor and one in Fleming Island . It’s easy to enjoy boating, with a public boat ramp in Eagle Harbor to Doctors Lake, which leads you to the St Johns River. Follow Doctor’s Lake around to Whitey’s Fish Camp, dock your boat and enjoy an awesome meal there. I love their grilled salmon and blackened shrimp. Makes my mouth water just thinking about it. There’s another boat ramp at Knight’s Boat Ramp, just south on Highway 17, by the St Johns River and Black Creek. Fleming Island is not really very big, but size doesn’t mean you have to go to another city to get your shopping done. Super Target, Walmart Super Center, 2 Publix grocery stores, Kohl’s, Applebee’s, Carmike Movie theater, Home Depot and a bunch others. Heck, the only thing missing is a bookstore and an office supply store. Well, at least that’s what I’m thinking. 
What School’s Will The Kids Attend?
