For one, Fleming Island is in Clay County and folks really like the Clay County schools. You’re close to Jacksonville, so if you work there, your commute isn’t crazy long. NAS JAX is right down the road on Highway 17 North, about a 15-25 min drive. You drive through Eagle Harbor and you will see people walking their pets, enjoying a bike ride, just being active and getting outdoors.

These single family homes in Walnut Creek began being built in 1995. The last one was built in 1999. There are around 159 homes in Walnut Creek with various floor plans. Square foot starts around 1,554 Sq ft up to a little over 2,900 Sq ft.  Walnut Creek residents get to enjoy the 3 pools in Eagle Harbor, including the main pool at the front of Eagle Harbor with the giant super slide. No reason to let the summer heat get you down here! There’s a playground right out front of Walnut Creek that has basketball courts, a pavilion and play equipment. Plenty of sidewalks to get outdoors and enjoy the sunshine. The association fee is around $50 per year. The CDD fees are around $1,491.49 per year. The CDD bond is set to be paid off May 1st 2016. Which then, will drop your CDD fee down to approximately $524 per year, plus association fees. That’s a huge drop! What’s Going on Nearby Walnut Creek in Eagle Harbor?042

There’s two golf courses , one in Eagle Harbor and one in Fleming Island . It’s easy to enjoy boating, with a public boat ramp in Eagle Harbor to Doctors Lake, which leads you to the St Johns River. Follow Doctor’s Lake around to Whitey’s  Fish Camp, dock your boat and enjoy an awesome meal there. I love their grilled salmon and blackened shrimp. Makes my mouth water just thinking about it. Fleming Island is not really very big, but size doesn’t mean you have to go to another city to get your shopping done. Super Target, Walmart Super Center, 2 Publix grocery stores, Kohl’s, Applebee’s, Carmike Movie theater, Home Depot and a bunch others. Heck, the only thing missing is a bookstore and an office supply store.

What School’s Will The Kids Attend?

Not a cookie cutter neighborhood that’s for sure.  Located off of Pine Ave, tucked away from the hustle and bustle of the big city of Jacksonville, but close to stores, schools, churches, boat ramps and more.

 There are approximately 117 home sites within those trees. Square footage starts around 1900 sq ft and goes up to a little over 6100 sq ft! The first set of homes built were around 1988, the last set of homes built in this neighborhood was in 2009. Lot sizes start just a little over a 1/4 of an acre, and go up to around 1.25 acres. There are waterfront homes overlooking the St Johns River.  No CDD fees, association fees approximately $980 a year.

Hibernia Plantation is in Fleming Island Florida, which is next to Orange Park and about a 20-25 min drive to NAS JAX. Only about 5 mins away from the new Baptist Clay Medical Campus, that’s off of Highway 17 and Village Square. There is plenty of shopping centers, so you don’t have to drive far. A Publix grocery store is right around the corner from the neighborhood. Something else to enjoy, is being so close to the Swim Park at the beginning of Eagle Harbor. This is the one neighborhood of Fleming Island Plantation that is not inside the Plantation, but across from the last entrance of FIP, on Highway 17. Margaret’s Walk is a beautiful gated community with large trees throughout the neighborhood, a park and garden area that’s a nice place to take a stroll or just sit and relax. Also at the park and garden, is a  pedestrian dock that leads you to the St Johns River.

Margaret’s Walk has about 173 single family homes, starting around 1700 square feet, going up to 6900 square feet! Some houses are even on the St Johns River.  So, you can see there is an opportunity for families big or small to call Margaret’s Walk home.
