I don’t expect the short sale to close quickly and although most foreclosures can close in 30-45 days, but I’ve been working on a Fannie Mae with a buyer and it went under contract in May. Still not closed. FM, has been terrible to work with.

In a year’s time, the real estate market in Clay County has went from a balanced market, to a seller’s market. Again, we seem to be following the trend of an increase with the amount of homes on the market and a decrease in the amount of homes sold in Clay County. The median sales price in Clay County last year in July was $136,000 and this year it’s $165,000. That’s a difference of 21.3%.

Last year at this time, we were experiencing a more balanced real estate market in St Johns County, while this year we are seeing our real estate market turn into a seller’s market. Not much differences between last month in June, to this month in July. The median sales price in St Johns County for July 2012, was $255,000 and the median sales price for July 2013 is $273,200. That’s a difference of 7.1%.

We did see an increase of inventory and a decrease of sold homes in Jacksonville this month, compared to June 2013.  In the height of summer, it makes sense as people are busy taking vacations this time of year. Sellers are trying to get their houses on the market to be able to entice buyers wanting to be in a new home before school starts. The median sales price in Jacksonville for July 2013 is $138,000 and in July 2012 the median sales price was $114,950, that’s an increase of 20.1%.

There wasn’t much change this month versus last month in the St Johns County Real Estate Market. I like to go back in time to compare what was going on in let’s say, June 2005 versus June 2013. The median price in June 2005 for St Johns County was 350,000, while in June 2013, it was 262,000. Also, there was 853 houses available in St Johns County in June 2005 and 336 sold homes. That gave us a monthly inventory of 2.54 months. So, our inventory level is higher now than in 2005.

This month we see an increase in the number of homes on the market and a decrease in the homes sold in Clay County versus the month of May.  Not a big deal, we are still seeing a seller’s market in Clay County, with some media outlets talking about a real estate bubble. Inventory levels went down slightly, along with how many homes sold in Jacksonville this month versus May of this year. That made our months inventory bump up to 3.91 months. That’s not a big deal, as we are still in a seller’s market in Jacksonville.  Have you heard that we are in a real estate bubble? Here’s one report about the real estate bubble. I have been doing these same market stats for Jacksonville,for about 2 years now, which has data going back to January 2010.  In January 2010, we had 6,550 available homes, sold 487 homes, which gave us 13.45 months inventory. Obviously, things have changed and we are seeing more houses in Jacksonville selling. In June 2005 there were 2,392 available homes in Jacksonville and 1,100 sold, which gave us a months inventory level of 2.17 months. Then in June 2006, the inventory level jumped to 5,125, homes sold in Jacksonville dropped slightly to 1,074, which bumped up our months inventory to 4.77. So right now we are seeing better numbers than we did in June 2006, but not quite the same as June 2005. So, let’s also look at median prices as well. In June 2005, the median price was 178,000. In June 2006 it was 194,000. So the median price increased, even though the months inventory rose. June 2007, the median price was 187,630.  In June 2013, the median sales price was 145,000. Also note, that in June 2012 the median sales price was 121,755.

Now, are we in a bubble? If you really think about it, the moment our prices increase we are in a bubble. The question is, how long will this bubble last before it bursts? I think the answer lies in watching the inventory levels and sold homes.  Also to note, the real estate atmosphere is different now, then it was back in 2005. Buyers with lower credit scores were able to buy homes in 2005, with riskier loans like 100% financing. We are not seeing that now. Prices are not increasing like they were in 2005. Whenever you hear or read the media reporting about a real estate bubble, remember, they are trying to get people to read their news stories.
