 Jacksonville Florida Real Estate Market Report

Active Listings: 4138             Active Listings: 3703

Sold: 883                        Sold: 775

Months Inventory: 4.69             Months Inventory: 4.78

Average Price: 588,952              Average Price: 546,968

Looks like the mad rush to get homes closed by the end of the year happened in December. The inventory level was up over last year, but so was the homes sold in Jacksonville, which brought the months inventory at 4.69 months. Under 5 is moving us in a seller’s market. The median sales price in Jacksonville for December 2012 was $115,000. The median sales price for December 2013 was $129,900. That’s a difference of 13%. Not a bad way to end the year. 🙂

jax dec 2012Active Listings– The amount of active listings in the month reported

Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount.

Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).

Sold Short Sales– How many homes sold, that were short sales
