Clay County Housing Market June 2026: Prices Hold Steady as Inventory Falls

This report is for single family homes in Clay County for the towns of Fleming Island, Orange Park, Green Cove Springs and Middleburg.

The Clay County housing market looked stronger in June 2026 compared to June 2025, even though home prices barely moved. The median sales price was $366,000, just 0.27% higher than the $365,000 median sales price a year ago. So when it comes to prices, we’re essentially looking at a flat market year over year.

Check out the rest of the story…. There were 1,006 active listings in June 2026 compared to 1,167 last year, while the number of homes sold actually increased from 300 to 328. That pushed months of inventory down significantly, from 3.89 months to 3.07 months.

Homes are also selling considerably faster. Average days on the market dropped from 92 days in June 2025 to just 65 days in June 2026. Sellers also received an average of 95.9% of their original list price, compared to 94.6% last year. So while prices haven’t really gone up, the numbers show a Clay County market that has tightened compared to this time last year.

The latest mortgage rates can be found at Mortgage Daily News. So when you see them they are in real time and do not reflect the June 2026 timeline. Just to give you a rough idea on payment, if the median sales price is $360,000, with 10% down and a rate of 6.87%, you are looking at a payment around $2,296.12 per month. This payment is just principal and interest, without taxes and insurance. Conventional loan.

What This Means If You’re Buying Right Now

For buyers, the good news is that home prices aren’t running away from you. The median sales price is almost exactly where it was a year ago, and sellers are still accepting less than their original asking price on average. With homes selling for 95.9% of their original list price, there can still be room to negotiate depending on the individual property.

Before jumping for joy tho, buyers have fewer homes to choose from than they did last year. Inventory dropped by 161 homes, sales increased, and homes are spending 27 fewer days on the market on average. That means a well-priced home in good condition may not sit around as long. You don’t necessarily need to rush into a decision, but you do want to be prepared to act when the right house comes along. What This Means If You’re Selling

For sellers, these numbers are encouraging. There are fewer competing homes on the market, more homes sold than this time last year, and the average home is selling significantly faster. At 3.07 months of inventory, the numbers continue to favor sellers.

That doesn’t mean pricing doesn’t matter. The 95.9% original-list-price-to-sales-price ratio tells us sellers are still making concessions from where they originally started. Homes that are priced competitively and show well are going to be in a much better position to attract buyers and sell faster. Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 366,000 and the other half were less than 366,000.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 3.07 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
