Jacksonville Housing Market July 2026: Prices Rise as Inventory Falls

This report is on single family homes in Jacksonville Florida

Looking at the median sales price for July, it’s not a whole lot different from what we saw in June. In fact, July and June 2025 both had a median sales price of $320,000. I had to look at that and do a double take, maybe even a triple take.

In July 2026, the median sales price was $330,000, up 3.13% from $320,000 in July 2025. We also saw inventory levels come down again, with 3,207 homes available compared to 3,728 last year. Fewer homes sold as well, with 895 sales in July 2026 compared to 948 in July 2025.

Average days on the market stayed pretty similar at 60 days this year compared to 65 days last year. The original list price to sales price was 95.3%, compared to 93.7% last year.

The latest mortgage rates can be found at Mortgage Daily News. So when you see them they are in real time and do not reflect the July 2026 timeline. Just to give you a rough idea on payment, if the median sales price is $330,000, with 10% down and a rate of 6.87%, you are looking at a payment around $2.104.77 per month. This payment is just principal and interest, without taxes and insurance. Conventional loan.

What This Means If You’re Buying Right Now

For buyers, there isn’t a huge difference between what we saw in June and what we’re seeing in July. I know it’s frustrating to continue seeing home prices rise when houses are already feeling unaffordable.

The good news is that you still have some wiggle room to negotiate. On average, homes sold for 95.3% of their original list price. Just remember that the more a seller has already reduced the price, the less negotiating room you may have. If the home is still sitting at or near its original asking price, there may be more room to negotiate. What This Means If You’re Selling

For sellers, Jacksonville is still a seller’s market. Homes are selling, but that doesn’t mean you can put any price on your house and expect it to sell quickly.

The homes that are in great condition and priced competitively are going to have an advantage and can see faster days on the market. If you’re thinking about putting your house on the market, make sure it’s in tip-top shape and priced appropriately from the beginning. Jacksonville housing market comparison for July 2026 versus July 2025. Median sales price increased from $320,000 to $330,000, months of inventory decreased from 3.93 to 3.58, average days on market decreased from 65 to 60 days, and the original list price to sales price increased from 93.7% to 95.3%.

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 330,000 and the other half were less than 330,000.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 3.58 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
