Clay County Fl Real Estate Market Report July 2020

Includes single family homes in Orange Park, Fleming Island, Green Cove Springs and Middleburg Florida

Black Creek Marina, which is off of HWY 17, as you go into Green Cove Springs or Fleming Island, depending on which way you're traveling.

Soooo check out the month’s inventory box. 1.77!!! We haven’t seen under 2 months since 2005! Just in case, you’re not sure what that means, this shows how many listings were available in July, which was 710. 402 sold, so that means if no other homes came out on the market, it would take 1.77 months to sell the 710 homes. That’s craziness! Amazing market for sellers, super frustrating for buyers. If first time home buyers get priced out of the market, we will see these numbers change as their price range is the foundation of a real estate market.

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 239,900 and the other half were less than 239,900.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 1.77 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
