Clay County Fl Real Estate Market Report March 2020

When I write up the market reports, I wait until later in the following month, so the numbers are more accurate, due to delayed data entry in the MLS. March did not see any negative affects from the virus situation. It’s April that we will start to see the impact. I’ll go into briefly what’s going on in April as of this writing.
Last year in Clay County, there were 410 houses sold. As of today which is April 26, there has been 160 houses sold. We could break 200 for the month with an all out push to close as many by the end of the month. The median sales price is still up, so we’re not seeing that plunge. It’s too soon. I’ll put out April’s report a little sooner than normal, so we can see what the real market in Clay County is doing in regards to the virus.

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 225,000 and the other half were less than 225,000.
Month’s Inventory: Based on the number of actives and homes that have sold it would take 2.48 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:
Buyers’ Market: More than 7 months of Inventory
Balanced Market: From 5-7 months of Inventory
Sellers’ Market: Less than 5 months of inventory
Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.
Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
