Navigating Clay County Fl’s Housing Market in July 2025: Key Takeaways

Clay County Fl Real Estate Market Update

This report is for single family homes in Orange Park, Middleburg, Green Cove and Fleming Island.

I know you keep hearing about bad markets and crashes. Remember to look locally and at the experts. The local news is not the experts. Our market in Clay County has changed and in July we experienced a weak seller’s market with leanings towards a balanced market. The inventory levels are up, which gives buyers more choices and sellers have to market their homes longer. This can “feel” like a bad market, but it’s due to the market in 2020-mid 2022 being such a fast seller’s market with houses flying off the shelves at record speeds. That was not normal.

Check out the smaller chart below. That’s from July 2021. 432 available homes back then, compared to 1,106 in July 2025. That’s hard to imagine if I hadn’t lived through it myself. If you scroll to the bigger chart, you will see today’s market. Big difference. I don’t want to even point out the median sales price difference, so don’t look at those numbers. 🤐

Clay County Fl Real Estate Market Update July 2025

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 369,693 and the other half were less than 369,693.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 4.22 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
