Jacksonville Florida Real Estate Market Report

Active Listings: 3,475                 Active Listings: 4,348

Sold: 1,014                               Sold: 702

Months Inventory: 3.43            Months Inventory: 6.19

Average Price: 517,389          Average Price: 474,926

Last month I was pretty excited to see the months inventory at 3.98. The month of May was even better at 3.43 months.  A slight drop in inventory and an increase in the number of homes sold in Jacksonville is the reasons why. I also want to add that the median sales price for May of last year was $109,950. This year in May was $141,000. So, to explain median prices, it means that in May 2013 half the homes sold was below 141,000, the other half was above 141,000. Homeowners, to get a better idea of where your home falls in that price spectrum, it’s best to look at each individual neighborhood. Active Listings– The amount of active listings in the month reported

Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount.

Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).

Sold Short Sales– How many homes sold, that were short sales
