As you can see in the chart below, the real estate market in St Johns County is in a strong seller’s market for march. There’s not a negative impact from the virus yet. April is when we will see the change. I normally do these reports later in the next month, so all the data entry in the MLS is complete. I took a look, so I could give a clearer picture of what the market is like in St Johns County.
As of today, which is April 26, there have been 381 homes sold in St Johns County. Last year there were 638 homes sold, so we probably won’t see 257 homes sell in the next 4 days, but you never know. I’ll have the full April report done around the 2nd week in May, to give time for all the numbers to be entered into the MLS. Stay tuned…..

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 355,000 and the other half were less than 355,000.
Month’s Inventory: Based on the number of actives and homes that have sold it would take 3.55 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:
Buyers’ Market: More than 7 months of Inventory
Balanced Market: From 5-7 months of Inventory
Sellers’ Market: Less than 5 months of inventory
Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.
Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
