Ok, the overall trend in Northeast Florida for the 3 market reports of Jacksonville, Clay County and St Johns County are seeing a balanced market currently. Less homes have sold and the inventory level is slowly creeping up.  The sky is falling,! The sky is falling! I’m just kidding, had to throw that in there for dramatic effect. 🙂 The median price in St Johns County for January 2013 was $230,000. In January 2014 it was $269,500. That’s a difference of 17.2%. So, that’s positive news. No, I don’t think we should worry about an increase in inventory or a decline in home sales, unless we start to see the trend get worse as we get into the spring and summer.

Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount.

Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).

Sold Short Sales– How many homes sold, that were short sales
