What’s the Neighborhood Like?

This neighborhood in Eagle Harbor started around 2003 and the last house was built in 3005. There are approximately 77 single family homes, with square feet starting around 1600 and going up to a little over 3,600 square feet.  Holmes Landing residents enjoy the 3 pools in Eagle Harbor, including the main pool at the front of Eagle Harbor with the giant super slide. Mix it up and visit all 3 for a change of scenery. There’s a pocket playground not far from Holmes Landing that has basketball courts, a pavilion and play equipment. Plenty of sidewalks to get outdoors and enjoy the sunshine. The association fee is around $50 per year. The CDD fees are around $1,685.10 per year. 060What’s Going on Nearby Holmes Landing in Eagle Harbor?

There’s two golf courses , one in Eagle Harbor and one in Fleming Island . It’s easy to enjoy boating, with a public boat ramp in Eagle Harbor to Doctors Lake, which leads you to the St Johns River. Follow Doctor’s Lake around to Whitey’s  Fish Camp, dock your boat and enjoy an awesome meal there. I love their grilled salmon and blackened shrimp. Makes my mouth water just thinking about it. There’s another boat ramp at Knight’s Boat Ramp, just south on Highway 17, by the St Johns River and Black Creek. Fleming Island is not really very big, but size doesn’t mean you have to go to another city to get your shopping done. Super Target, Walmart Super Center, 2 Publix grocery stores, Kohl’s, Applebee’s, Carmike Movie theater, Home Depot and a bunch others. Heck, the only thing missing is a bookstore and an office supply store. Well, at least that’s what I’m thinking. 🙂

At the entrance of the neighborhood is a large pond that the residents get to enjoy everyday on their way home. Something else to enjoy, is being so close to the Swim Park at the beginning of Eagle Harbor. You also have access to 2 other water parks and many more amenities at Eagle Harbor.

 The location is great, as I mentioned about being so close to the pool, you’re also close to shopping too. In fact, some bring their golf carts and bikes to get some shopping done instead of driving because they are that close!

The Preserve is a beautiful neighborhood with luxury homes nestled under huge trees, located in the master planned community of Eagle Harbor.

Approximately 57 homes are in the Preserves, with the square footage starting around 2700 and going up to 6200. About 10 homes have access to Mill Cove which is connected to Doctors Lake. There are a variety of lots, with some being one of three lagoons/ponds and some lots without a water view, but with lots of trees.

Below are the homes in Eagle Harbor that have sold in the month of November 2012.  The chart below the addresses, shows the active and sold homes in Eagle Harbor, along with months inventory, days on the market and sales price to original list price ratio. You always want to know sales price to ORIGINAL list price, not sales price to list price. The original list price means, the price the house was when that agency first listed it. In the case of sales price to list price, the list price represents the price the house was listed at, when the house went under contract. So see, how the two numbers are totally different and SP vs LP does NOT paint an accurate picture. Looking at the months inventory of 6.44, it’s showing that Eagle Harbor has went back into a balanced market. It’s the holidays, I’m not surprised by that.

Eagle Harbor is a master planned community, with little neighborhoods within the community that offer different floor plans, price points and lifestyles. Another unique quality of Eagle Harbor Subdivision in Fleming Island Florida, is the fact that not all of the little neighborhoods are in one spot. There are some that are located off of Highway 17 going south and some close to Fleming Island Plantation.

The majority of the neighborhoods can be accessed at one entrance off of highway 17, north of County Road 220, along with multiple entrances off of County Road 220, which saves time, since there is not just one entrance to get to your home.

The location is great! Plenty of shopping nearby, some in which you can get to by riding your golf cart, which you can ride in Eagle Harbor, because it’s a golf cart community. You’ll notice that alot of your neighbors are military folks. NAS Jax is just a straight jump onto 17, heading north, about a 15-20 minute drive. I295 is only about 10 to 15 mins away.

There are 3 water parks in Eagle Harbor, Swim Park, Waterfront Park and Creekside Park. Tennis CourtsSwim Park are located next to the Swim Park, walking trails throughout Eagle Harbor, 17 playgrounds, and 5 docks sprinkled throughout the Eagle Harbor Subdivision.

Each year there annual events that bring the community together. Some include  4th of July festivities, Memorial Day events, Haunted Hayride, Casino Nights, Breakfast/dinner with Santa, holiday parades and many more fun events for the whole family.

Part of a Community Development District (CDD), Eagle Harbor is the residential portion of a much larger governmental entity legally designated as The Crossings at Fleming Island Community Development District. CDD sets the budget and hires a management company for the operation of the Golf Course, Club House & Pools, tennis, All Common Areas, includes maintenance of parks, lakes and lake banks, etc.
