What It Really Costs to Live Near Jacksonville Florida in 2026
If you’re thinking about moving to the Jacksonville area, one of the biggest questions you probably have is: what does it actually cost to live here?
I live in Clay County, which is just outside of Jacksonville, and today I’m going to walk through my real monthly expenses so you can get a realistic picture of the cost of living in Northeast Florida in 2026.
I’m breaking it down into several categories that most people relocating here want to know about:
- Housing
- Utilities and insurance
- Groceries
- Eating out
- Driver’s license and car title fees
- Fun things to do around the area
Let’s start with the biggest expense most people have.
Housing Costs Near Jacksonville Florida
Housing is usually the largest monthly expense, whether you’re renting or buying.
To give you a realistic snapshot of the market, I looked at February 2026 housing data for three areas many people consider when moving here:
Median sales price for homes sold in February 2026:
- St. Johns County $545k
- Clay County $350k
- Jacksonville $320k
Median Rental Sold in February 2026:
St. Johns County: $2,275
Clay County $1,855
Jacksonville $1,750
The above rentals were all rentals in the MLS, not including major apartment complexes. The term median simply means that half of the rentals/sold homes were above that price and half were below.
Each county has a different price range depending on location, neighborhood, and amenities, but this gives you a general idea of what buyers and renters are seeing in early 2026.
Utilities and Insurance Costs
Next up are utilities and insurance, which are often overlooked when people estimate their monthly budget.
Water
My water bill usually runs around $70 per month. It fluctuates slightly depending on usage, but it tends to stay fairly consistent. I have Clay Utility for my water, but in Jacksonville you could have JEA and in St Johns County you could have your water from St Johns County Utility.
Electric
Electric costs vary throughout the year depending on the weather.
- January electric bill: about $177
- August electric bill: about $210
Summer months tend to be more expensive because we run the air conditioning more often.
Interestingly, January 2026 was unusually cold for Florida. We had frost and temperatures low enough that people joked about iguanas falling out of trees in South Florida. Because of that freeze, we ran our heat more than usual.
Normally winters here are mild and electric bills are lower.
Clay Electric handles most of Clay County, JEA is Jacksonville, but also can be in Clay, Duval & St Johns County. FPL handles most of St Johns County.
Car Insurance
Insurance is one of the more expensive parts of living in Florida.
For three vehicles with full coverage, our last six-month car insurance bill was about $3,900, which works out to roughly $650 per month. However, we recently received an insurance credit of nearly $1,400, which brought the total down to around $2,400–$2,500 for the six-month period. It was for insurance reform that took place a few years ago and has caught up to us in a good way. I have Progressive, but many carriers have passed on savings to their customers. I also recently received a quote from Allstate for about $466 per month, which is significantly lower than what we were previously paying. I’m holding out to see what the new policy brings.
Homeowners Insurance
When you purchase a house in Florida with a mortgage, they require you to have home owner’s insurance. If you pay cash, you are not required to have it, but it’s a good idea to have. Our homeowners insurance renewal last July was about $1,500, which increased by roughly $500 from the previous year. I was not pleased. Hopefully, next renewal we will see the insurance reform in effect and we see a lower cost.
Insurance costs can vary widely depending on the age of the home, location, and insurance company. For example, some insurers won’t cover older homes. Our home was built in 1981, which can limit insurance options. When I searched for quotes, State Farm would not insure a house built in 1981 or older. My sister was born in 1981, so I guess she is considered old now. Of course, she will remind me that I am still older than her. 😀
For context, we live in a 1,300 square foot ranch-style home made mostly of concrete block, and our household includes three adults (and an excessive amount of cats who think they run the place).
Grocery Prices in Jacksonville Area
Groceries are another expense people ask about when relocating.
I included some typical grocery items I buy at Walmart to give you a general idea of prices.
I tend to eat a lot of meat and vegetables, so my grocery list usually includes things like:
- Eggs-18 pack $2.47
- Chuck eye steak $12.98lb
- Coffee $25.14
- Heavy cream $9.96
- Can seasoned Italian green beans-$2.37
Egg prices have thankfully come down from the spike we saw about a year ago. One interesting example of price changes is chuck eye steak. Back around 2020 or 2021, it was about $8.99 per pound. Now it’s around $12.98 per pound, which shows how much grocery prices have increased.
Coffee has also gone up recently. The large container of ground Starbucks coffee I typically buy jumped from $20 to $25 just a couple of weeks ago in early February 2026. Yes, I am bitter.
Cost of Eating Out Around Jacksonville
If you’re out running errands or going on a date night, restaurant prices are another thing to consider.
Here are a few examples of typical fast-casual options:
- McDonald’s
- Culver’s
- Chipotle
At Chipotle, for example, their three taco meal with chicken is around $12, depending on extras like guacamole.
For my son’s birthday recently, we went out to dinner at Mellow Mushroom. The bill came to about $40, which included:
- A calzone
- A sandwich
- Angry Orchard
- Water
Another place I enjoy is The Loop, which offers sandwiches, burgers, and pizza at reasonable prices.
Their mushroom Swiss burger is a favorite, and they offer low-carb options if you skip the bun and substitute vegetables like broccoli.
Florida Driver’s License and Vehicle Fees
If you’re moving to Florida, you’ll also need to transfer your driver’s license and vehicle registration.
Years ago, Florida charged a very high “impact fee” for bringing vehicles into the state. Fortunately, that’s no longer the case.
Today, the fee is typically:
$225 per vehicle when you register it in Florida for the first time.
After that, yearly renewal is usually around $30–$36 per year, depending on the vehicle.
A Florida driver’s license costs about $48 for a standard license. Special licenses, such as CDL, hearse or bus licenses, can have different fees.
Here’s a couple things to know. We do not have to have our vehicles inspected every year. No taxes paid on our cars every year like they do in West Virginia and Virginia. Yeah, I’m calling them out since I have lived in both of those states in the past.

Cost of Fun Things to Do Near Jacksonville
One of the best parts about living in Northeast Florida is the access to outdoor activities. Many county parks are free to visit for hiking, biking, and outdoor recreation.
However, some state parks and popular destinations do have small entrance fees.
For example:
Anastasia State Park
This is one of my favorite places in the area. You can spend all day here and have plenty to do.
The park offers:
- Beach access
- Kayaking
- Hiking trails
- Wildlife viewing
- A small restaurant
Entrance fees range from about $2 to $8, depending on how you enter the park and how many people are in your vehicle.
You can also rent:
- Kayaks
- Paddleboards
- Canoes
One fun activity is kayaking toward the St. Augustine Lighthouse. We tried it once, although we didn’t quite make it all the way there, but the water was perfect and as beginners, we couldn’t ask for a better place to kayak.

The cost of living in the Jacksonville area can vary depending on where you choose to live, your lifestyle, and your housing situation.
