If you have read my other market reports, you know that I get excited when there are no short sales popping up in the reports. I’m excited again. None of the houses above are short sales. There’s one foreclosure, a seller owned and the rest new homes.  Unless there are sold homes not reported in the MLS for July by the builders, then the absorption rate is 6 months in Royal Pointe. Absorption rate is determined by dividing the available homes by the homes sold. So, if no more homes come out on the market and at the rate of the one sale in July, then it would take 6 months to sell those homes.
