Months Inventory: 3.72             Months Inventory: 6.60

Average Price:  531,732            Average Price: 527,193

Last month we compared April 2013 with April 2005 and we saw how there were about 595 less homes on the market in St Johns County in April 2005 then 2013. I was amazed by that difference, considering we had sold more homes in St Johns County IN April 2013, then April 2005. Seeing the months inventory of 3.72 really is making me take a step back.  So, being curious I checked out the numbers for May 2005. Here’s what I found: 857 Active listings, 260 sold homes giving us a months inventory of  3.3 months. Wow, we really are not far from May 2005, except for the fact that we have 503 LESS homes, but we sold 106 more homes in St Johns County in May 2013 then May 2005. Honestly, this makes me very cautious. I hope our inventory levels stay where they are and not go lower.

Active Listings– The amount of active listings in the month reported

Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount.

Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).

Sold Short Sales– How many homes sold, that were short sales
