Jacksonville FL Real Estate Market: Are Home Prices Starting to Fall? August 2026 Edition

This report is on single family homes in Jacksonville Florida

It has begun,,,,,,, the crash of 2026. I’m just pulling your leg! We did see the median sales price fall to 1.52% less than last year. The inventory is about 500 houses less this August, compared to last year.

With 3.82 months of inventory, we’re still sitting in a seller’s market, even though the median sales price is slightly lower. Homes are taking longer to sell, though. The average days on market increased from 54 days last August to 69 days this year. So sellers may need a little more patience, and pricing the home correctly from the beginning is becoming even more important.

Here’s another interesting number. Homes sold for an average of 95.2% of their original list price, compared to 94% last year. So while prices are slightly lower and homes are taking longer to sell, buyers are still purchasing, and we certainly aren’t seeing the kind of inventory buildup you would expect in a housing market crash.

The latest mortgage rates can be found at Mortgage Daily News. So when you see them they are in real time and do not reflect the August 2026 timeline. Just to give you a rough idea on payment, if the median sales price is $325,000, with 10% down and a rate of 7.19%, you are looking at a payment around $2.135.82 per month. This payment is just principal and interest, without taxes and insurance. Conventional loan.

What This Means If You’re Buying Right Now

For buyers, we’re seeing mortgage rates rise, which certainly isn’t doing anyone any favors. It also makes that slightly lower median sales price feel like a pretty nonexistent perk. Even though the median price is down 1.52% from last year, a higher interest rate can easily eat up those savings in the monthly payment. The good news is that homes are taking longer to sell, averaging 69 days on the market, so buyers may have a little more breathing room to make decisions and negotiate compared to a faster-moving market.

What This Means If You’re Selling

For sellers, Jacksonville is still a seller’s market. Homes are selling, but the numbers show that sellers are getting an average of 95.2% of their original list price. That means homes are selling for about 5% less than where they originally started. With homes also taking longer to sell, pricing correctly from the beginning is becoming even more important.

The homes that are in great condition and priced competitively are going to have an advantage and can see faster days on the market. Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 325,000 and the other half were less than 325,000.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 3.82 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
