This report is for single family homes in Clay County for the towns of Fleming Island, Orange Park, Green Cove Springs and Middleburg.
The median sales price in Clay County reached $370,000 in August 2026, up from $359,000 in August 2025. That’s a 3.06% year-over-year increase. Remember, the median isn’t the same as the average—it means half of the homes sold for more than $370,000 and half sold for less. It also doesn’t mean that every home in Clay County increased in value by 3.06%. The mix of homes sold during the month can affect the median.
One of the biggest changes is inventory. Clay County had 1,021 active listings and 247 sales, resulting in 4.13 months of inventory. A year earlier, there were 1,140 active listings and 219 sales, or 5.21 months of inventory. In simple terms, there were fewer active homes available while more homes sold. That’s why the months-of-inventory number dropped so noticeably.
Homes also moved somewhat faster. Average days on market fell from 76 days in August 2025 to 68 days in August 2026. That’s eight fewer days. It doesn’t mean every house is selling quickly—some will sell much faster and others will sit considerably longer—but it does show that, overall, the homes that sold this August spent less time on the market than those sold during the same month last year.
The original-list-price-to-sales-price ratio also improved from 94.3% to 95.8%. In other words, homes that sold ended up closer to their original asking prices than they did last August. But I wouldn’t interpret 95.8% as sellers automatically having all the negotiating power. It still means the typical relationship between original asking price and final sales price leaves some room between the two, which is why both buyers and sellers need to look beyond the countywide headline numbers and consider the specific home, neighborhood and price range.

The latest mortgage rates can be found at Mortgage Daily News. So when you see them they are in real time and do not reflect the August 2026 timeline. Just to give you a rough idea on payment, if the median sales price is $370,000, with 10% down and a rate of 7.54%, you are looking at a payment around $2,092.95 per month. This payment is just principal and interest, without taxes and insurance. Conventional loan.
What This Means If You’re Buying Right Now
For buyers, Clay County has less inventory than it did this time last year, so there may be fewer homes to choose from. Homes are also selling a little faster, averaging 68 days on the market compared with 76 days last year. However, that doesn’t mean buyers have no room to negotiate. The average home sold for 95.8% of its original list price, so there is still some difference between what sellers initially ask and what buyers ultimately pay. The important thing is to look at each property individually…..how long it has been on the market, whether the price has already been reduced, and how it compares with similar homes that have recently sold.

What This Means If You’re Selling
For sellers, the August numbers are encouraging. Clay County had fewer active listings than a year ago, homes sold faster, and the median sales price increased from $359,000 to $370,000. Sellers also received an average of 95.8% of their original list price, compared with 94.3% last year. But that last number is also a reminder that pricing still matters. Buyers aren’t necessarily paying whatever a seller asks. Starting with a price that reflects the home’s condition, location and recent comparable sales can be important if you want to avoid sitting on the market and making larger price adjustments later.

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 370,000 and the other half were less than 370,000.
Month’s Inventory: Based on the number of actives and homes that have sold it would take 4.13 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.
Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
