St. Johns County Housing Market May 2026: Home Prices Jump 5.5% as Inventory Falls

It is a strong seller’s market in St Johns County for the month of May. Inventory levels are down, homes sold are up. The median sales price in St Johns County is up by almost 5 and a half percent! Yet, the media is not screaming that news.

St. Johns County May 2026 real estate market update infographic. The market is labeled a seller’s market. There were 1,717 active listings, 597 sold listings, and 2.88 months of inventory. Homes averaged 69 days on market. The sale-to-list price ratio was 95.8%, and the median sales price was $580,000. Data is attributed to Northeast Florida MLS residential listings only.

What This Means If You’re Selling

I know sellers you are celebrating, because it’s showing a strong seller’s market. However, if you are trying to throw a high price out there, just to see it stick…. Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 580,000 and the other half were less than 580,000.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 2.88 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
