Jacksonville Home Prices Jump Nearly 6% in June 2026 as Housing Inventory Tightens

This report is on single family homes in Jacksonville Florida

It was a little surprising to see just how much the median sales price jumped this year compared to last year. In June 2026, the median sales price in Jacksonville was $339,000, up 5.94% from $320,000 in June 2025.

Inventory also came down significantly. There were 3,218 homes available compared to 3,817 last year, which is actually almost 600 fewer homes on the market. Months of inventory dropped from 3.81 months to 3.21 months.

So, this is not a housing market crash by any definition. People are still talking about a possible crash, but we’re simply not seeing that in these numbers. We have fewer homes available than we did last year, and home prices are continuing to rise. That doesn’t mean prices will increase every single month or at the same pace, but the year-over-year numbers certainly don’t point to a crash.

Homes are also selling a little faster. The average days on the market decreased from 62 days last June to 59 days this June.

Another number I watch closely is the original list price to sales price. I specifically use the original list price, meaning the price the seller listed the home for when it first hit the market. I then compare that number with the final sales price. I don’t use the home’s last list price before it went under contract, because a seller may have already reduced the price one or more times.

In June 2026, Jacksonville homes sold for an average of 95.4% of their original list price, compared with 94.4% last year.

The latest mortgage rates can be found at Mortgage Daily News. So when you see them they are in real time and do not reflect the April 2026 timeline. Just to give you a rough idea on payment, if the median sales price is $332,972, with 10% down and a rate of 6.75%, you are looking at a payment around $2.099.77 per month. This payment is just principal and interest, without taxes and insurance. Conventional loan.

What This Means If You’re Buying Right Now

Buyers, you still have some wiggle room when it comes to negotiating. We’re not in the kind of market where you should automatically feel like you need to waive inspections or waive an appraisal just to get a house.

However, there are fewer homes to choose from than there were this time last year, and that could make things a little tighter, especially when a home is priced correctly and shows well.

Interest rates haven’t been making any dramatic moves lately either, and some buyers are still sitting on the sidelines waiting for rates to come down. If you’re waiting specifically for lower rates, keep in mind that you’re also watching a market where inventory is lower and the median sales price is higher than it was a year ago. What Does This Mean for Jacksonville Home Sellers?

Sellers have a better opportunity to get a decent price for their home, but that doesn’t mean you can put any price you want on it. Your home still needs to be in good condition and priced within a competitive range for the current market.

The market will tell you pretty quickly whether your price is right. Are you getting showings? If you’re getting showings, how many have you had? Have any of those buyers made an offer?

If your home has been sitting on the market for weeks without showings, that’s information. If you’re getting plenty of showings but no offers, that’s information too.

You have to listen to what the market is telling you. Even with fewer homes available and prices higher than last year, buyers are still paying attention to value. Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 339,000 and the other half were less than 339,000.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 3.21 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
