The St. Johns County housing market continues to show an interesting contrast between home prices and overall market activity. The median sales price in July 2026 was $589,030, down just 0.86% from $594,140 in July 2025. That’s a difference of only $5,110, so prices remained relatively stable year over year.
The much bigger change is inventory. St. Johns County had 1,625 active listings in July 2026 compared to 2,409 a year ago, which is 784 fewer homes on the market. At the same time, sales actually increased from 499 homes last July to 532 this July. With fewer homes available and more homes selling, months of inventory dropped significantly from 4.83 months to 3.05 months. That’s a pretty strong seller’s market.
Homes are also selling faster. Average days on the market fell from 81 days last year to 70 days this year. Sellers received an average of 95.1% of their original list price, up from 93.9% in July 2025. So even though the median sales price dipped slightly, several other indicators show a tighter market than we had this time last year.
What This Means If You’re Buying Right Now
For buyers, seeing the median sales price come down is good news, even if it’s only a 0.86% decline. You also still have some room to negotiate. Homes sold for an average of 95.1% of their original asking price, which tells us sellers aren’t necessarily getting everything they originally asked for.
Before you toot your horn, there are considerably fewer homes to choose from than they did last year. Inventory dropped by 784 homes, while the number of sales increased. Homes are also selling 11 days faster on average. That doesn’t mean you need to rush into buying something that isn’t right for you, but if a well-priced home comes on the market that checks your boxes, you may not want to assume it will still be available weeks from now. What This Means If You’re Selling
For sellers, don’t let the slight decline in median sales price overshadow the rest of these numbers. There are substantially fewer homes competing with yours than there were last July, more homes are selling, and properties are spending less time on the market. Months of inventory falling from 4.83 to 3.05 is another strong indicator that conditions have shifted more in sellers’ favor compared with last year.
Pricing and condition still matter, though. Sellers received 95.1% of their original list price on average, so buyers are still negotiating and overpriced homes can still require reductions. If your home is in great condition and priced competitively from the beginning, you’re putting yourself in a much stronger position to take advantage of the lower inventory.The market will reject or accept your price. Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 589,030 and the other half were less than 589,030.
Month’s Inventory: Based on the number of actives and homes that have sold it would take 3.05 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.
Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
