Clay County Florida Market Report

 

March 2011

 

Single Family homes in:

 

· Fleming Island

· Orange Park

· Middleburg

· Green Cove Springs

 

 I have to admit, I never thought of myself as a numbers kinda girl, but real estate stats just get my juices flowing. I know, weird. 🙂 Let’s take a look at the total for all price ranges in Clay County March 2011 combined for the following:

Active Listings: 1512

Sold: 201

Months Inventory:  7.52

Average Price: 282,339

 

March 2010

Active Listings: 1706

Sold: 225

Months Inventory: 7.58

Average Price: 519,868

 

Neck and neck for the months inventory but huge difference in price. That’s because in March 2011, the highest price home that sold was for 510,000. March 2010, there was a house that sold for 1,210,000. Another reason why I like to break the chart into price ranges.

Active Listings– The amount of active listings in the month reported

Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount.

Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned). 

Sold Short Sales– How many homes sold, that were short sales.
