We are still experiencing a seller’s market in St Johns County for September. Just think, September 2012, we were experiencing a weaker buyer’s market, moving towards a more balanced one. Amazing the difference a year can make. We saw a decrease in the number of homes available in St Johns, along with a decrease in the number of homes sold in St Johns County over last month in August. That seems to be the trend for Northeast Florida in September, as we are heading into our slower season. The median price for September 2012 was $252,491 and September 2013 the median sales price was $277,900, which is a 10.1% difference. Sold– The amount of sold listings that closed in the reported month.
Months Inventory– How many months it would take to sell the current inventory based on the sold amount.
Avg Sale Price– Average sale price of the sold houses in the reported month.
SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.
Days on the Market– The length of time it took the house to get under contract from list date.
Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).
Sold Short Sales– How many homes sold, that were short sales
