Clay County Home Prices Dropped 2.4% in May 2026… So Why Are Sellers Giving Less?

This report is for single family homes in Clay County for the towns of Fleming Island, Orange Park, Green Cove Springs and Middleburg.

We had less homes available and more homes sold in May 2026 than in May 2025, but did you notice the median sales price in Clay County was negative 2.44%? Yet, the list to sales price went up a couple percent. Meaning, sellers reduced their original list prices less this year, than last year.

Clay County May 2026 market update infographic. The market is labeled a seller’s market. There were 968 active listings, 305 sold listings, and 3.17 months of inventory. Homes averaged 61 days on market. The sale-to-list price ratio was 96.6%, and the median sales price was $359,999. Data is attributed to Northeast Florida MLS residential listings only.

The latest mortgage rates can be found at Mortgage Daily News. So when you see them they are in real time and do not reflect the May 2026 timeline. Just to give you a rough idea on payment, if the median sales price is $359,999, with 10% down and a rate of 6.81%, you are looking at a payment around $2,283.14 per month. This payment is just principal and interest, without taxes and insurance. Conventional loan.

What This Means If You’re Selling

Months of inventory was 3.17 in 2026, with 968 active listings and 305 sales, compared with 3.96 in 2025, with 1,157 active listings and 292 sales. Average days on market decreased from 73 in 2025 to 61 in 2026. Original list price to sales price increased from 94.6% in 2025 to 96.6% in 2026.

Median Sales Price: Looking at sold homes it means that half the homes that sold were more than 359,999 and the other half were less than 359,999.

Month’s Inventory: Based on the number of actives and homes that have sold it would take 3.17 months to sell the active homes, if no other homes came on the market. How to determine what type of market we are experiencing:

Buyers’ Market: More than 7 months of Inventory

Balanced Market: From 5-7 months of Inventory

Sellers’ Market: Less than 5 months of inventory

Average Days on the Market: This is the average based on the time the house came on the market until is went under contract.

Original List Price to Sales Price: This is the percentage of what the home sold for compared to what it was originally listed for. Not what it was listed for at the time it went under contract.
