I love to see this many pending, it means the Lake Asbury neighborhood is seeing some activity, which it should, it is a really beautiful neighborhood. Only one short sale, one foreclosure and the rest are seller owned, we could see most of these close before the end of the year, if all goes well. Also, once these do close, it will help homeowners have a better idea of what buyers are willing to pay in this market.

Well, each individual house is different to a point. It could be unrealistic showing restrictions, bad pictures, location, condition and more times then not, price.  Lake Asbury is not your normal cookie cutter neighborhood. You got your waterfront properties. You got your equestrian properties.
