I notice that St Johns stats and Clay County stats tend to follow a similar pattern. Up one month, down the next. Back up. You get the picture. 🙂 Less inventory and higher average price this month, then in March of last year. Check out the 150k price point and below for March 2012. 4.77 months inventory is showing a seller’s market. 150k-300k price range is showing a balanced, stable market. The selling price (SP) vs original list price (OLP) is also higher in those 2 price points, so either real estate agents and sellers in St Johns County are getting better at pricing their properties or seller’s are starting to see a slight upswing in what they are getting in terms of price. Could be a little bit a both. Sellers in today’s market have come to the conclusion that the prices in 2005 are a thing of the past, while sellers in the 2007-2010 market were still pricing them higher at the start, and finally realizing they needed to come down more drastically.

Active Listings– The amount of active listings in the month reported

Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount.

Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned). 

Sold Short Sales– How many homes sold, that were short sales
